We are currently seeking an engaged and passionate professional to serve as Leasing Manager in north Baltimore, MD.  Under the director of the Property Manager, the Leasing Manager is responsible for the sales and leasing process to maintain leasing & renewal intentions alongside managing the community marketing initiatives. This includes everything from the initial greeting, to touring the property, preparing and executing the requisite paperwork, and closing with the sale to leadership of leasing and sales team. The Leasing Manager takes pride in the community and motivates others to do the same, through supporting staff and residents and encouraging co-investment for the quality of life in the community.
Essential Functions:                                                                                                          
  • Lead and manage the leasing team to ensure optimal leasing performance and resident satisfaction, prepare schedules, assist with training and provide ongoing mentorship and guidance.
  • Develop and execute effective marketing, advertising, sales and leasing strategies to meet occupancy and revenue goals, inclusive of preparing model apartments, virtual tours, and other strategies to promote the product in-person and virtually. Manage social media platforms for the property.
  • Oversee leasing process from lead generation to occupancy of each unit and customer services communications with residents through lease team.
  • Schedule appointments and conduct in person visits as needed. Listen to resident requests, concerns and comments, ask questions for clarity, refer them as appropriate.
  • Conduct property tours for prospective residents and provide information on amenities, features, and lease terms. Ensure tour path maintains company standards.
  • Negotiate and finalize lease agreements, ensuring all lease terms are accurate and in accordance with company standards. Screen and process rental applications, including background and credit checks, to ensure compliance with company policies and fair housing regulations.
  • Support the Property Manager by setting strategies (short and long term) for rent pricing, concessions and monitoring the day-to-day sales and leasing activities for various properties by maintaining up to date knowledge on current market trends, competitor offerings, and rental pricing to maximize leasing opportunities.
  • Coordinate move-ins, move-outs, and lease renewals, ensuring a seamless experience for residents.
  • Monitor and report on leasing activity, occupancy rates, and other key performance metrics to property management.
  • Review and analyze shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance in collaboration with the Property Manager.
  • Address and resolve resident inquiries and concerns in a timely and professional manner, maintaining a high level of customer satisfaction. Answer questions for residents about community, repairs, rent, rules, etc.  Work closely with maintenance team on repair follow-ups.
  • Ensure compliance with all local, state, and federal regulations, including fair housing laws.
  • Other duties as assigned.
Qualifications:
  • High school diploma required; Bachelor’s degree in Business, Real Estate, or related field preferred; or comparable related multifamily housing experience.
  • At least three years of leasing and sales experience, preferably in market-rate apartment communities; strong aptitude and interest in a wide range of marketing platforms.
  • Strong knowledge of property management practices, fair housing laws, and leasing regulations.
  • Excellent communication, negotiation, and interpersonal skills.
  • Knowledge of social media business accounts, digital marketing and ads.
  • Strong leadership and supervisory abilities with the ability to motivate and manage a team.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to multitask, prioritize, and work independently in a fast-paced environment.
  • Detail-oriented with strong organizational and time management skills.
  • Valid driver's license and reliable transportation.
Physical Demands & Work Environment:
  • The employee is regularly required to move around the building or site.
  • May require travel dependent on business needs.
  • Frequently moves equipment weighing up to 50 pounds across site.
  • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.

Salary: $58,000 - $65,000 based on prior experience.
