We are currently seeking an engaged and passionate professional to serve as Director of Facilities & Capital Management. Under the direction of the VP of Management Operations, the Director of Facilities & Capital Management is responsible for protecting asset value, guiding capital decisions, and building the systems and processes that support facilities operations across a portfolio of 80+ properties. This role serves as a centralized partner to Regional Managers, Lease-Up, Finance, Property Administration, and Compliance, ensuring that facilities-related work is structured, consistent, and effectively executed across the organization. In a fast-paced and evolving environment, this individual must bring clarity to ambiguity, create processes where none exist, and turn complex workflows into scalable systems. The ideal Director of Facilities & Capital Management will take pride in the community and motivate others to do the same, through reducing unnecessary capital spend, decreasing vendor cost, creating portfolio-wide consistency, and effectively using internal construction services.

Essential Functions:
Facilities Support & Triage
- Serve as the primary facilities resource for Regional and Lease-Up Managers
- Triage complex or high-risk facilities issues
- Support building refreshes, fit-outs, and improvements
- Provide guidance on scope, urgency, and execution approach
- Coordinate insurance claims and risk-related property issues
- Review and evaluate capital needs submitted by Regional Managers
- Approve replacement reserve requests for TREK-owned properties
- Track capital projects across the portfolio
- Partner with finance on budgets and planning
- Determine appropriate scope, timing, and execution path
- Manage key vendor relationships and accountability
- Ensure competitive pricing and consistency across the portfolio with key vendors
- Eliminate vendor favoritism
- Supervise Trek Construction Services
- Determine in-house vs outsourced work
- Schedule and track internal projects
- Ensure internal resources are used effectively and cost-efficiently
- Identify opportunities for internal team to complete larger capital projects when advantageous
- Develop portfolio-wide preventative maintenance standards
- Establish standards for maintenance of major building systems
- Ensure consistency and audit effectiveness
- Lead facilities onboarding for new acquisitions and lease-up properties transitioning to operations
- Ensure collection and organization of critical building documentation, including as-built drawings, Operations & Maintenance (O&M) manuals and system and equipment documentation
- Establish baseline understanding of building systems and needs
- Partner with Finance, Lease-Up, Property Administration, and Compliance
- Build and implement scalable workflows
- Create systems for capital tracking, onboarding, and vendor management
- Drive consistency, transparency, and accountability
Education & Experience:
- 7–10+ years in facilities, construction, or capital project management
- Experience managing multi-site operations
- Strong understanding of building systems
- Experience with vendor management and capital planning
- Proven ability to build processes and systems
- Strong communication and organizational skills
Physical Demands & Work Environment:
- Ability to lift and carry up to 50 pounds
- Prolonged periods of standing and walking
- Ability to work in various environmental conditions, including exposure to noise, dust, and temperature variations
