We are currently seeking an engaged and passionate professional to serve as Maintenance Manager to our East Hills properties with a combined 313 units. The Maintenance Manager is responsible for managing maintenance personnel performance, preventative maintenance programs, handling vendor relationships, ensuring regulatory compliance, and working to improve standards of resident satisfaction.
The Maintenance Technician takes pride in the community and motivates others to do the same.
Under the direction of the Community Manager, the Maintenance Manager is responsible for providing leadership and oversight for all maintenance operations, ensuring that the community is maintained in a safe, compliant, and cost-effective manner.
Essential Functions:
Leadership, Reporting, & Team Management
- Supervise, train, mentor, and evaluate maintenance technicians and grounds personnel.
- Establish performance expectations and promote a culture of safety, quality, and customer service.
- Provide regular periodic performance metrics to supervisors through RealPage
- Coordinate staffing schedules, on-call rotations, emergency coverage, and workload distribution.
- Assist with recruiting, onboarding, and development of maintenance personnel.
- Foster positive working relationships among residents, property management staff, vendors, and community stakeholders.
Maintenance Operations
- Oversee completion of work orders, service requests, and emergency repairs in a timely and professional manner
- Ensure vacant units are prepared and turned efficiently for new resident occupancy.
- Monitor and inspect completed work to ensure quality standards are maintained.
- Develop and implement preventative maintenance schedules for building systems, equipment, and common areas.
- Maintain inventory of maintenance supplies, equipment, and replacement parts.
- Coordinate and supervise outside contractors and service providers.
Building Systems & Repairs
- Oversee and participate in diagnosing, repairing, and maintaining:
- HVAC systems, refrigerant lines, thermostats, filters, belts, and controls
- Plumbing systems, fixtures, valves, pumps, water heaters, and sewer components
- Electrical systems, lighting, outlets, switches, and panels
- Appliances and related equipment
- Carpentry, doors, windows, locks, cabinets, shelving, and trim
- Drywall, painting, flooring, and general interior finishes
- Roofing, gutters, drainage systems, sidewalks, and asphalt surfaces
- Safety equipment and building access and surveillance systems
Compliance & Safety
- Ensure compliance with all federal, state, local, and company inspections and regulations.
- Maintain physical site compliance with affordable housing program requirements, including HUD, LIHTC, PHFA, HOME, and other applicable funding programs.
- Implement and enforce workplace safety procedures.
- Conduct regular property inspections, identify and propose a solution for potential safety hazards.
- Ensure proper documentation of maintenance activities, inspections, and repairs in RealPage.
- Maintain a log and awareness of all utility shutoffs, building controls, and emergency response procedures.
- Ensure compliance with EPA Lead Safe Work Practices and RRP requirements where applicable.
Property Appearance & Grounds
- Oversee curb appeal standards and maintenance of community grounds.
- Coordinate snow removal, landscaping, seasonal maintenance, and exterior improvements.
- Conduct regular inspections of common areas, buildings, and site infrastructure.
- Ensure communities present a clean and welcoming environment for residents and visitors.
Budgeting & Asset Preservation
- Assist in preparing annual operating and capital improvement budgets.
- Monitor maintenance expenditures and identify cost-saving opportunities.
- Obtain vendor proposals and manage maintenance contracts.
- Support long-term capital planning and asset preservation initiatives.
- Recommend equipment replacements and building improvements to maximize asset performance.
Affordable Housing Compliance Responsibilities
- Coordinate correction of inspection deficiencies and ensure timely completion of required repairs.
- Maintain documentation necessary to demonstrate compliance with applicable affordable housing regulations and company standards.
- Work collaboratively with property management staff to ensure units meet occupancy, inspection, and habitability requirements.
- Assist in implementing risk management and life-safety programs throughout the property.
Portfolio & Asset Management Responsibilities
- Participate in annual property inspections and capital needs assessments.
- Assist with identifying deferred maintenance items and developing long-term replacement strategies.
- Provide recommendations regarding equipment replacement, building system upgrades, energy conservation measures, and operational efficiencies.
- Support ownership and management objectives through proactive asset preservation and expense management practices.
Education & Experience:
- Valid Driver's License and reliable transportation required.
- Minimum five years of multifamily property maintenance experience.
- Minimum two years of supervisory or maintenance leadership experience.
- Demonstrated advanced hands-on experience in a minimum 4 of the following: HVAC, plumbing, electrical, carpentry, appliance repair, or building systems maintenance.
- Ability to read and interpret technical manuals, work orders, and safety documentation.
- Trade school education or technical certifications preferred
- Preferred industry certifications such as:
- CAMT (Certified Apartment Maintenance Technician)
- EPA Universal Certification
- HVAC Certification
- OSHA 10 or OSHA 30
- NAHMS or other affordable housing maintenance certifications
- Experience with affordable housing programs including LIHTC, HUD, HOME, Section 8, or public housing; experience supporting townhome communities and multifamily apartment communities.
- Working knowledge of housing quality standards, NSPIRE inspections, Uniform Physical Condition Standards (UPCS), and state housing finance agency compliance requirements.
- Strong troubleshooting and problem-solving skills.
- Knowledge of building systems, preventative maintenance practices, and construction methods. Familiarity with capital improvement planning, reserve-for-replacement projects, and asset preservation initiatives.
- Ability to prioritize multiple projects and deadlines.
- Strong organizational and recordkeeping skills.
- Excellent communication and customer service abilities.
- Experience in using maintenance management software and mobile work-order systems.
Physical Demands & Work Environment:
- Ability to lift and carry up to 50 pounds
- Prolonged periods of standing and walking
- Ability to work in various environmental conditions, including exposure to noise, dust, and temperature variations
- This position is very active, with occasional lifting and/or moving of items up to 80 pounds. Frequent exposure to fumes or airborne particles, moving mechanical parts, and vibration. Occasional outside weather condition exposure.
- This job may include evening, weekend, and holiday hours, to support emergency repairs.
